Before a manufactured home can be delivered and set, the property has to be ready for it. That means more than creating a flat spot. The pad, access route, drainage and surrounding grade all have to work together so the site supports both the delivery process and the property after the home is in place. The pad is only part
of the site.

A home site needs usable access, a prepared footprint and a plan for water.

On a sloped or undeveloped property, creating the pad without thinking about the route into the site or where runoff will go can create expensive problems later.

Site-prep work may include

Opening the footprint and work area when vegetation or existing conditions prevent preparation.

A prepared home site is not useful if the home cannot reasonably reach it.

Slope, turns, width, drainage crossings and surface conditions can all affect residential access.

That is why the access route should be considered while the pad is being planned rather than after the site preparation is finished.

ELMS handles the land, grading, access and drainage portion of residential site preparation.

The actual manufactured-home setup, blocking, anchoring and other home-installation work are separate from the earthwork unless specifically performed by the appropriate home-installation provider.

The exact scope depends on the property, but the land-work portion can involve clearing, grading the home area, preparing access, managing drainage and shaping the surrounding site.

Is preparing the pad enough?

Not always. Access and drainage can be just as important as the home footprint, especially on sloped or undeveloped property.

Does ELMS install the manufactured home itself?

When should site preparation begin?
